Step 1

Apply Online

Apply online for Pre-approval of your mortgage loan. You’ll have a better understanding of your preliminary financing options, as well as price thresholds when it comes to home shopping or LTV ratios if you are refinancing. In competitive markets, sellers are also more likely to consider serious offers from buyers who have secured a mortgage loan Pre-approval, since there is a higher likelihood that the transaction will close. Sellers may be more willing to accept a buyer’s offer when they know that a lender has reviewed certain credit and perhaps qualifying notification in writing, which can be presented when submitting a purchase offer.

Step 2

Provide Required Documents

During the Application stage, be prepared to provide us with the following:

  • Photocopy of driver’s license or government issued ID
  • Most current paycheck stub(s) for the past 30 days with Year-To-Date (YTD) information
  • Most recent statements for bank accounts where funds used towards closing will come will from. For example, checking, savings, stocks, bonds, retirement accounts, etc.
  • W-2 or 1099 statements for the last 2 years
  • If any income is derived from Self Employment, Commission, 1099 or rental properties, please provide last 2 years complete tax returns
  • Depending on loan type and documentation provided, your Mortgage Loan Consultant will reach out if additional items may be required
Step 3

Disclosure Loan and Order Appraisal

Once under contract or it makes sense to refinance, we will disclose your loan, lock in your interest rate and order the appraisal. This is a busy time, so we need your help to ensure a successful launch of the loan process.

Step 4

Submit Documents to Underwriters

This step is when we submit all the reviewed documents to our team of underwriters. Underwriters will review your documents and may ask for additional items to clarify the facts to ensure standards are met as defined by industry guidelines. We ensure you know exactly what we need so we can get that celebrated Clear to Close as quickly as possible.

Step 5

Receive Initial Closing Disclosure

You will receive the “Initial Closing Disclosure” 3 days prior to closing. Once received, the title company and our closing department will work together with a host of third parties to provide the “Final Closing Disclosure” 24-48 hours before the closing date. The Final Closing Disclosure reflects your required Cash to Close. The cash to close will need to be in “good funds” which is either a cashier’s check or a wire transfer from your bank.
